- 1,700+*deals by my PropNex team in 2025
- S$1B+*transacted by my PropNex team in 2025
- 5 years+helping HDB upgraders
* 2025 figures for the 200 strong Vevien Ong District team at PropNex, which I'm part of.
- Your 5 years and the two team figures, with the team named in full right underneath.
- What it does: Shows the size of what stands behind you, without pretending the numbers are yours.
- Why use it: Careful readers ask "how many are hers?" Saying it first earns more trust than a small print asterisk.
- Moved straight under the numbers, because it's the strongest idea on the page and the reason someone picks you over other agents.
- Your story, the four checks, then who you are in a few lines. The failed exam stays because it makes you real.
- What it does: Explains what "the exit" means, and shows what you actually check.
- Why use it: A true story and a concrete list are easier to believe than a list of promises.

Why I always ask about the exit
What I saw growing up
I grew up in the same house for 28 years, while my friends' families moved every few years. Some moves paid off. Some families got stuck with the wrong place, and sold at a loss. They hadn't bought a bad home. They had bought a home with no next buyer.
What I check before you buy
So for every condo on your shortlist, I check four things:
- Who your next buyer would be (a young family, an upgrader or an investor), and whether they could afford it
- How many similar units would be selling at the same time as yours
- What similar units actually resold for, from real transactions, not showflat prices
- The most I'd tell you to pay for it
Who you'd be talking to
Before this I worked at a real estate developer, and could only offer clients what the company had in stock. Now I can look at the whole market with you. I failed my real estate exam the first time, passed the second, and kept going.

How it works
- 1Tell me about your HDB
About a minute.
- 2I prepare your numbers
From recent sales near you, plus rough cash and CPF figures if you share them.
- 3We go through it on Zoom
30 minutes. Bring your spouse and anyone else in the decision.
I'll tell you not to, even if it means waiting a few more years. You decide.
- Moved up from the bottom of the page, so people know what they get well before they scroll past it.
- The NHANCE name is off this page for now. Every careful reader in testing read it as sales branding. It still shapes the Roadmap, and it can come back in the session itself.
- The "hard truth" line is your own answer to "will you push me?"
- What it does: Spells out the session, then tells them you'll say so if moving doesn't make sense.
- Why use it: A careful reader expects a push to sell. This tells them there won't be one.
The 3 biggest mistakes, and what I do about each
1. Waiting too long to sell
- Once your flat is past 5 years, newer flats reaching theirs compete with it. About 13,500 reach theirs in 2026 (Straits Times).
- Waiting can be the right call. Waiting without knowing your numbers is the mistake. Your Roadmap shows what your flat could sell for today, so you can choose.
2. Selling with no plan for where to stay
- HDB only gives you up to 3 more months after the sale, and only if your next home is already built and your buyer agrees.
- With a new launch, that often means renting for a while. I time the sale and the purchase to avoid moving twice where I can, and plan for it where I can't.
- Buying first instead can mean the extra stamp duty (ABSD) and two loans at once. New ECs have their own rules, which I check for you.
3. Upgrading without the exit in mind
- Most families fall in love with a condo at the showflat. Few ask who will buy it from them later.
- That's why I run the four checks above.
And the questions families always ask
"What if one of us loses a job?"
- Your Roadmap shows how long your money lasts if a salary stops.
- If a plan only works when nothing goes wrong, we change the plan.
"We're not ready to move yet. Is it too early?"
No. Knowing your numbers early is how you avoid rushing later.
"We already have an agent. Can we still talk to you?"
Of course. Treat it as a second opinion. Some clients come to me just to get their numbers checked before committing.
- The 3 mistakes from the ad come first, so people get what the ad promised, with the first one already open.
- Then the questions people ask you, including the two that used to sit under the form, where nobody would read them.
- What it does: Answers what's stopping them before they reach your reviews.
- Why use it: Someone who tapped an ad about 3 mistakes wants to see the 3 mistakes.
What clients say
She made sure we were protected, helped us explore all our options, and always gave us sound, practical guidance. Beyond her professional expertise, Nicolette is warm, approachable, and someone we felt we could trust completely from the very start.
Prior to purchase, she broke down the complexity of property purchase into a series of bite sized facts which helped us in deciding how to move forward. At no point was there any pressure from her, very pleasant experience!
A fantastic agent who goes above and beyond. Everything was taken care of smoothly, and we felt completely at ease throughout the process. Highly reliable and a pleasure to work with.
I truly appreciated her prompt communication, honest advice, and dedication in helping me secure a good deal for my home. She handled the viewings and negotiations efficiently and always kept me updated throughout the process.

- Four reviews, each with something specific. "At no point was there any pressure" is from your session page.
- A link to all your reviews, so anyone can check them.
- What it does: Lets other people say what you can't say about yourself.
- Why use it: A careful reader believes clients more than agents.
Who I help best
This is for you if
- You own an HDB flat, your 5 years are up or will be within the next few months to a year, and you're considering a condo or EC
- You want clear data and numbers before you view a property
- If the numbers tell you to stay put, you'd rather wait
This may not be for you if
- You've already picked a unit and only need someone for the paperwork
- You're after a hot tip on the next new launch
- Two lines came out: "not serious" and "rash, uncalculated decisions". They put off careful people who are only starting to think about it, and those are the people this ad reaches.
- What it does: Lets the right people say "that's me" just before the form.
- Why use it: Saying who it isn't for makes it more believable for who it is.

Signing takes a day. Living with the decision takes years. Let's look at your numbers first.
- Five fields now: email and "Thinking of" came out, and name and WhatsApp come first.
- Two lines say what happens next, because the worry at this point is "will she keep chasing me?"
- What it does: Makes it easy to say yes.
- Why use it: Every extra field and every unknown loses people.
